Tierrasanta Property Management, San Diego's Island in the Hills

Tierrasanta's land history is unusual for a San Diego neighborhood: it was part of Mission San Diego de Alcala's original ranch lands before the U.S. military purchased it in 1941 as Camp Elliott, a Marine Corps training facility. The Marines left in 1944, the Navy deactivated the base in 1946, and the government sold the land to the City of San Diego in 1961. Development followed the 1962 Elliott Community Plan, and the community was formally named and founded as Tierrasanta in 1971, reaching a population of roughly 24,000 by 1980 and largely built out by the early 1990s.

The "Island in the Hills" nickname is not marketing, it is geography: only four roads lead into Tierrasanta, and each one ends within the community rather than passing through. That contained layout, set into hillside terrain framed by canyons, gives Tierrasanta a tight-knit, self-contained rental market that behaves differently from adjoining San Diego neighborhoods. Gibraltar treats Tierrasanta as its own distinct comp set rather than folding it into a broader central San Diego average.

Mission Trails Regional Park, at roughly 8,000 acres one of the largest urban parks in the country, borders Tierrasanta's eastern edge, and the community's own Tierrasanta Recreation Center adds lighted sports fields, a swimming pool, tennis courts run by the Tierrasanta Tennis Club, and a gymnasium. Admiral Baker Golf Club sits along the southern edge. That density of outdoor amenities inside a hillside, canyon-framed community is a genuine draw for tenants who want space and trail access without leaving San Diego proper.
